POSITION OF: LEASING MANAGER


REPORTS TO: VP / REGIONAL MANAGER

The LEASING MANAGER position is: NON-EXEMPT (hourly).

DUTIES AND RESPONSIBILITIES

The LEASING MANAGER is responsible for providing, as needed leasing and training support to properties within a specified region.


The LEASING MANAGER will be proficient in all aspects of leasing, marketing and Gatehouse Policies and Procedures as outlined in the Employee Handbook and Leasing Policies and Procedures Manual, as well as, have a high degree of knowledge of any additional training material offered from inside or outside sources.


The position of LEASING MANAGER is a support position, and does not provide any disciplinary role on site. Therefore, it is important that the LEASING MANAGER have excellent communication and team building skills, and has the ability to work with the Community Director to solve staffing concerns which may hinder the sites overall success.


SUPPORT ROLE – COVERAGE

The LEASING MANAGER will, at times be placed at a community to provide coverage for insufficient staffing. In such a role, the LEASING MANAGER will be expected to perform all tasks outlined in the covered positions Job Description. Such as, but not limited to the following:

  • Answering incoming calls
  • Marketing
  • Processing applicant files
  • Leasing
  • Processing Annual Recertifications
  • Handling Resident questions or complaints

SUPPORT ROLE - TROUBLESHOOTING

The LEASING MANAGER will, at times be placed at a site or asked to monitor a site that is experiencing occupancy issues.

In such a role, the LEASING MANAGER will be expected to perform all tasks outlined in the Leasing Manager Job Description, as well as, provide additional expertise related to leasing and marketing.

The LEASING MANAGER in this role will work closely with the Community Director and Regional Director to formulate and implement a plan of action, to include a marketing plan, goals, and other specific leasing and marketing components.

The LEASING MANAGER in this role is expected to help the Community Director motivate on site staff to reach occupancy goals.

In this role, specific tasks may include, but are not limited to the following:

  • Update Market Survey via phone and on-site visits
  • Purchase needed marketing/promotional materials
  • Review site history reports to help determine plan of action
  • Working as liaison between leasing and compliance to expedite approvals
  • Working to keep team focused on set goals.

TRAINING

  • The LEASING MANAGER may, at times be required to teach Gatehouse Training Classes and therefore should be familiar with all material, training techniques, and be able to speak clearly in front of small to medium sized groups.

GENERAL

  • Performs any additional duties assigned by VP or other Senior Staff.

QUALIFICATIONS

Position requires expert leasing and closing skills and be highly organized. Person must be self-motivated, goal oriented and able to communicate effectively with on site staff. Person must be able to solve difficult problems related to leasing and marketing, and must be able to operate in a team dynamic.


Work Hours: Maximum of 40 hours per week. Employee will be required to work a flexible workweek, which may include weekend days as necessary.


Travel: Must be open to additional travel as needed. Must have valid driver's license and automobile insurance.


PHYSICAL REQUIREMENTS

  • Stand and walk or sit alternatively depending on specific needs of the day. Estimate 70% of time spent on feet and 30% sitting at desk.

Bend/Stoop/Squat Pick up litter, filing

Climb Stairs Show and inspect property

Push or Pull Inspect and show property, open and close doors

Reach Above Shoulder Inspect property, store/retrieve supplies

  • Have constant need (66% to 100% of the time) to perform standing and walking activities related to inspecting property and traveling between properties.
  • Constant need (66% to 100% of time) to perform the following physical activities:

Writing/Typing Corporate, inter-office, resident communication

Grasping/Turning Telephone, doorknob use

Finger Dexterity Typing, operation of office equipment

  • Lifting/Carrying (paperwork, deliveries, files, miscellaneous):

Over 25 lbs. Rare need (less than 1% of the time)

20 - 25 lbs. Occasional need (1% to 33% of the time)

Less than 20 lbs. Frequent need (33% to 66% of the time)

Under 10 lbs. Constant need (66% to 100% of the time)


VISION REQUIREMENTS

  • Constant need (66% to 100% of the time) to complete forms, read and review reports, answer a wide variety of correspondence, view computer screen. Frequent need to see small detail.
  • Constant need (66% to 100% of the time) to see things clearly beyond arm's reach; e.g. inspecting property and showing property.

HEARING REQUIREMENTS

  • Constant need (66% to 100% of the time) to communicate over telephone and in person with prospects, residents, vendors and corporate and resident staff.

SPEAKING REQUIREMENTS

  • Constant need (66% to 100% of the time) to communicate over telephone and in person with prospects, residents, vendors and corporate and resident staff.

TRAVEL/DRIVING REQUIREMENTS

  • Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to the bank and also attend meetings at off-site locations.

Must have valid driver's license and automobile insurance.


WORKING ENVIRONMENT

  • Indoors (66% to 100% of the time); frequently outdoors, all conditions (33% to 66% of the time).
  • Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc.

REASONING DEVELOPMENT

  • HIGH. Must be able to apply principals of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for deviations. Must be able to problem solve and will be called upon to design and write standardized procedures. Needs to think rationally beyond a specific set of instructions.
